RSJ Installation: Planning Support and Checking Shared Walls

RSJ installation is often discussed as though choosing the beam is the whole job. In reality, the engineer must work out the loads, bearing points and route through the building, and the contractor must support the structure safely while the steel goes in. Where the beam is inserted into a party wall, there may also be a statutory neighbour-notice requirement. That is separate from the engineer's calculations and building-control checks.

rsj installation - red steel roof support framework over a house renovation opening
At a glance

Beam design and temporary support are professional structural matters. The party wall question depends on whether shared masonry is actually affected.

Why beam dimensions are not enough

Two apparently similar openings can require different support because of joist directions, roof loads, upper walls, bearing strength and deflection limits. An RSJ must also have suitable support at each end. The surrounding masonry or columns may need strengthening, and there can be fire-protection requirements. Do not choose a beam by copying a neighbour's extension or an online span table without a competent design.

Agree the method of installation

Before lifting steel, plan deliveries, access through the house, temporary propping, demolition and the order of connections. A very heavy member may require specialist lifting equipment or a different design that can be assembled safely. Confirm who signs off the work and what evidence building control will require. Photographs during construction can be useful where work becomes concealed.

Does an RSJ need a party wall agreement?

Not automatically. A beam supported on columns wholly within your own property may have no direct party wall operation. Cutting pockets into a party wall or carrying out other specified alterations is different and can require a party structure notice. The question is the actual work to the shared structure, not the initials RSJ. Explain the proposed bearings when speaking to neighbours.

Put the notice in the programme

If section 3 applies, notice normally precedes the work by at least two months. Consent can simplify matters, but an objection or lack of agreement may lead to surveyor involvement and an award. Do not use building-control sign-off as evidence that a party wall process has been completed: the two have different legal purposes.

Does this project need a party wall notice?

If installation involves cutting into a party wall, section 2 work may require a section 3 notice. If everything is independently supported and no other notifiable work is proposed, the position may differ. Our builder prepares selected simple notice documents; it does not design or approve the beam.

Checklist before work begins

  • Obtain calculations showing loads, bearings and connections.
  • Confirm temporary supports and a lifting method.
  • Ask the engineer to identify every shared-wall alteration.
  • Complete building-control and notice steps before structural work starts.
Important: This is general guidance for England and Wales. The Party Wall etc. Act does not apply to every project of this kind. Planning permission, building regulations and party wall procedures are separate. Our tool does not provide structural design, legal advice or section 6 excavation notices.
