Party Wall Notice Cardiff - illustrated view of Cardiff Bay, the Pierhead Building and Wales Millennium Centre

Need a party wall notice in Cardiff? You can prepare and serve a notice yourself when you have the right facts and documents. The Party Wall etc. Act 1996 applies throughout England and Wales; it is not a special Cardiff council form. Our guided online checker is free, with an optional £4.99 PDF package for supported straightforward notice types.

Cardiff is covered by the Party Wall etc. Act 1996 because the legislation applies in both England and Wales. The important questions for a Cardiff homeowner are still what work is planned, which wall or boundary is affected and which owners need notice. The local planning authority deals with a different legal process from a party wall notice.

Before you pay: Our builder prepares selected section 1 and section 3 notice drafts, with a neighbour response form and service checklist. It does not prepare section 6 excavation notices or statutory drawings, serve documents, secure neighbour consent, or act as a party wall surveyor.

Which notice might your project need?

Work to checkNotice routeUsual minimum period
Cutting into, raising or altering a shared party structure under the ActSection 3: party structureTwo months
Building a new wall on the line of junctionSection 1: line of junctionOne month
Qualifying excavation close to a neighbouring buildingSection 6: adjoining excavationOne month; drawings required

The correct route depends on the specific notifiable work, not whether you call it an extension or a renovation. One project can need multiple notices. Check the notice periods and the basic eligibility questions before completing any form.

Cardiff project examples: what changes the answer?

These are hypothetical scenarios to show how to think about the Act. They are not case studies of local customers or projects we have inspected.

Loft conversion to a Canton terrace

Suppose a loft design requires steel beams to be supported in the wall shared with the neighbouring house. A section 3 party structure notice may be appropriate for that part of the work. Describe the proposed beam pockets and support works rather than merely naming the loft conversion. Loft conversion guide.

Rear extension in Roath

Imagine excavating for foundations beside a neighbouring house and constructing a new wall close to the boundary. Section 6 applies only if its distance-and-depth tests are satisfied; section 1 can separately apply to a wall at the line of junction. Ask the designer for construction drawings before relying on a draft. Extension notice guide.

Converted flat in Pontcanna

Where work affects the structure separating flats, the ownership may involve a freeholder and relevant leaseholders. Identify whose legal interests are affected instead of serving only the neighbour who answers the door. A written consent from the wrong party may not resolve the issue. Flat and leasehold notices.

Is there a separate Welsh party wall notice law?

No: the Party Wall etc. Act 1996 extends to England and Wales. Cardiff Council manages planning applications in its area, but receiving Cardiff planning consent does not fulfil any private duty to serve a party wall notice. Separate consents or approvals may be required for some works. For local planning enquiries, consult Cardiff Council’s planning applications and decisions search.

Checklist before serving a notice in Cardiff

Is a party wall agreement in Cardiff the same as planning permission?

No. People sometimes use “agreement” to mean written neighbour consent or a surveyor’s award, but the planning-permission process is separate. Check whether a statutory notice must be served before building work that affects a party wall, junction or adjoining foundations.

What does the £4.99 online package give you?

If your answers fit a supported notice category, you can enter the owners, property, proposed works and date into the guided builder. Review the information before paying. The PDF download includes a personalised notice draft, a neighbour response sheet and a service checklist. This is customer-prepared paperwork that you must check for accuracy and suitability before service.

Not sure whether to begin? Use the UK party wall notice template guide to compare the different routes. If a neighbour dissents, the surveyors and dispute process may be necessary; paying for a notice alone will not resolve it.
