Party Wall Notice Bristol - illustrated view of the Clifton Suspension Bridge across the Avon Gorge in Bristol

Need a party wall notice in Bristol? You can prepare and serve a notice yourself when you have the right facts and documents. The Party Wall etc. Act 1996 applies throughout England and Wales; it is not a special Bristol council form. Our guided online checker is free, with an optional £4.99 PDF package for supported straightforward notice types.

When assessing a Bristol project, identify the element nearest the adjoining property before reaching for a notice. A rear extension in a terrace, a garden boundary wall and major excavation works can involve quite different parts of the Party Wall etc. Act 1996. A Bristol postcode does not change the statutory requirements, and a new extension does not automatically require a notice.

Before you pay: Our builder prepares selected section 1 and section 3 notice drafts, with a neighbour response form and service checklist. It does not prepare section 6 excavation notices or statutory drawings, serve documents, secure neighbour consent, or act as a party wall surveyor.

Which notice might your project need?

Work to checkNotice routeUsual minimum period
Cutting into, raising or altering a shared party structure under the ActSection 3: party structureTwo months
Building a new wall on the line of junctionSection 1: line of junctionOne month
Qualifying excavation close to a neighbouring buildingSection 6: adjoining excavationOne month; drawings required

The correct route depends on the specific notifiable work, not whether you call it an extension or a renovation. One project can need multiple notices. Check the notice periods and the basic eligibility questions before completing any form.

Bristol project examples: what changes the answer?

These are hypothetical scenarios to show how to think about the Act. They are not case studies of local customers or projects we have inspected.

Rear extension to a Bedminster terrace

Suppose the extension design includes new foundations close to the next house. The builder must check the foundation depth and distances for the section 6 tests. Separately, any new wall on the line of junction needs a section 1 assessment; a single generic extension letter may not address both matters. Extensions and notices.

Boundary wall near a Southville garden

Imagine replacing a fence with a new masonry wall at the boundary. Whether the wall will be entirely on your land or astride the line matters. A proposed wall astride the line requires the adjoining owner’s express written consent; the absence of a reply does not authorise building across it. New walls at the boundary.

Structural alterations in a Clifton conversion

Where a property has been converted into flats, a change affecting a separating wall or floor can raise both party-structure and adjoining-owner identification questions. Check the title and leases rather than relying on a neighbour’s verbal agreement. Flats and leaseholds.

How do Bristol planning applications relate to party walls?

Bristol City Council publishes information about viewing and tracking planning applications. Planning plans can help illustrate a proposed extension or its relationship to nearby property, but they are not a party wall notice. The actual building owner must consider the Party Wall Act separately and serve notices when required. For local planning enquiries, consult Bristol City Council’s planning application search information.

Checklist before serving a notice in Bristol

Can I use the online builder for a Bristol garden wall?

The checker supports selected straightforward section 1 scenarios involving a proposed wall at the boundary. You must accurately describe where the wall will stand. It cannot obtain the neighbour’s consent to a wall astride the line, and does not deal with all structural or excavation situations.

What does the £4.99 online package give you?

If your answers fit a supported notice category, you can enter the owners, property, proposed works and date into the guided builder. Review the information before paying. The PDF download includes a personalised notice draft, a neighbour response sheet and a service checklist. This is customer-prepared paperwork that you must check for accuracy and suitability before service.

Not sure whether to begin? Use the UK party wall notice template guide to compare the different routes. If a neighbour dissents, the surveyors and dispute process may be necessary; paying for a notice alone will not resolve it.
