Do I legally need a party wall notice?

It depends on the work and how it affects a party wall, boundary or nearby foundations. Our checker can help you identify a possible route, but is not a legal determination.

Can I serve a notice myself?

Yes. The government's explanatory booklet says you do not need to appoint a professional adviser to give notice. You must still serve the right notice on every relevant adjoining owner.

What if my neighbour doesn't reply?

For work to an existing party structure or qualifying excavations, no reply after 14 days generally results in a deemed dispute. For a wall astride the boundary, silence is not consent to build across it.

Can I email the notice?

Only where the recipient has agreed to receive notices electronically and provided the relevant electronic address. Do not assume email is permitted.

Is this a government website?

No. This is an independent prototype. We link to official government guidance and sample letters and do not offer legal or surveying advice.
